Tract 662 in Imperial County California is the only place to be on the Sea that is 100% waterfront, 248 lots, with an active property owners association & strong building codes in the village of Desert Shores and the closest to quality shopping in the La Quinta/Indian Wells/Palm Desert area with an adjacent expressway.

We began buying lots and built a model home at 115 Venice Lane in Desert Shores in 1996 (the last house built in Tract 662). We initially bought 26 lots from the original developer of all 248 lots in Tract 662 - Desert Shores, then 1 lot and then 8 lots... all in 1996 and our last lot in 2004. We sold 25 lots before we left in 2005, got 9 back and now have 20! During the 9 years we lived in Desert Shores we did not have capital to build more homes until 2004... our last year there! We had the plans ready for a two level 2,100 sf house with a 500 sf guest casita over the parking at 105 Venice Lane, the lot was leveled, a bulkhead built and a water meter installed... the next step... a permit was never taken out. Wise decision...
We retired & will wait comfortably in TX playing golf every day... until "the time is right again!" We had fought for years to get a recommended plan for the Sea and felt it would take more time for that to happen... and it finally did happen in 2007 & now several different plans... and the prospect for one that everyone can & will support!
Smart investors who want to be ahead of the curve will buy immediately... because the "price is better than right"! Waiting until it gets going again & the arrival of the crowds... and they will arrive, will only cost much more money! Believe me... it will happen... because Desert Shores, Tract 662 cannot be duplicated anywhere in the world, the prices in total will remain an unbelievable bargain, and it is a great/fabulous place to have a winter waterfront get-a-way!
We have removed our 20 lots in Desert Shores, Tract 662 from the market until demand and prices improve to 80% of 2004/2005 levels... $60,000 - $80,000/lot!

P.S. The Travertine Point development on Torres Martinez land is back on the planning table along with a possible enterprise zone for the marina area in Desert Shores... a 2015 time frame is possible!
